NOTICE OF PUBLIC HEARINGS
City of Nichols Hills, Oklahoma
CASE NO. PC 2017-01
 
Notice is hereby given that Washington Prime Group has filed an application (“the Application”) with the City of Nichols Hills, Oklahoma for approval of deeds combining vacant real property into two lots generally located between Western Ave. and Grand Blvd. on the north side of N.W. 63rd Street. The applicant is requesting approval of deeds containing the following legal descriptions:
 
Description of King’s Court Tract 1:
 
A tract of land being a part of the Southeast Quarter (SE/4) of Section Five (5),
Township Twelve (12) North, Range Three (3) West of the Indian Meridian, Nichols Hills,
Oklahoma County, Oklahoma, and being a part of Block Twenty-six (26) of AMENDED PLAT OF BLOCKS A-B-C-D-E-1-2-3 & 26 NICHOLS HILLS (Book 23 of Plats, Page 49), being all of Lots Twenty-eight (28) through Thirty (30) and a part of Lots Twenty-six (26) and Twenty-seven (27), and a portion of the South half (S/2) of the vacated East-West Alley (E/W Alley)- all in said Block 26, AND being a portion of the West half (W/2) of Kings Court, a vacated public street, lying adjacent to said Block 26; said tract being more particularly described as follows:
COMMENCING at the Southwest corner of Lot Nineteen (19) in said Block 26;
 
THENCE North 89°41'23" East, along and with the South line of said Block 26, a distance of 203.00 feet to the POINT OF BEGINNING;
 
THENCE North 10°25'33" West, departing said South line, a distance of 89.30 feet;
 
THENCE North 01°10'10" East, a distance of 35.70 feet to a point on the Centerline (C/L) of said vacated E/W Alley;
 
THENCE North 89°41'23" East, along the extended C/L of said vacated Alley, a distance of 162.00 feet to a point on the Centerline of vacated Kings Court;
 
THENCE South 00°12'00" East, along and with said C/L, a distance of 108.60 feet;
 
THENCE South 89°41'23" West, departing said C/L, a distance of 10.00 feet;
 
THENCE South 00°12'00" East, a distance of 15.00 feet to the extended South line of said Block 26;

THENCE South 89°41'23" West, along said extended South line, a distance of 137.00 feet to the POINT OF BEGINNING.
 
Containing 19,267 square feet or 0.4423 acres, more or less
 
Basis of Bearing: The South line of the Southwest Quarter (SW/4) of Section Five (5),
Township Twelve (12) North, Range Three (2) West, Indian Meridian, having an assumed bearing of South 89º41’23” West.
 
Description of King’s Court Tract 2:
 
A tract of land being a part of the Southeast Quarter (SE/4) of Section Five (5),
Township Twelve (12) North, Range Three (3) West of the Indian Meridian, Nichols Hills,
Oklahoma County, Oklahoma, and being a part of Block Twenty-six (26) of AMENDED PLAT OF BLOCKS A-B-C-D-E-1-2-3 & 26 NICHOLS HILLS (Book 23 of Plats, Page 49); being all of Lots Nineteen (19) through Twenty-five (25) and a part of Lots Twenty-six (26) and Twenty-seven (27) AND being a part of the South half (S/2) of the vacated East-West Alley (E/W Alley)- all in said Block 26; said tract being more particularly described as follows:
BEGINNING at the Southwest corner of Lot Nineteen (19) in said Block 26;
 
THENCE North 00°12'00" West, along the extended West line of said Lot 19, a distance of 123.60 feet to a point on the Centerline (C/L) of said vacated E/W Alley;
 
THENCE North 89°41'23" East, along and with said C/L, a distance of 188.00 feet;
 
THENCE South 01°10'10" West, departing said C/L, a distance of 35.70 feet;
 
THENCE South 10°25'33" East, a distance of 89.30 feet to a point on the South line of said Block 26;
 
THENCE South 89°41'23" West, along and with said South line, a distance of 203.00 feet to the POINT OF BEGINNING.
 
Containing 23,843 square feet or 0.5474 acres, more or less.
 
Basis of Bearing: The South line of the Southwest Quarter (SW/4) of Section Five (5),
Township Twelve (12) North, Range Three (2) West, Indian Meridian, having an assumed bearing of South 89º41’23” West.
 
 
The Application and supporting documentation may be inspected in the office of the City Clerk during regular business hours.
 
This Application will be considered at public hearings to be held by both the Nichols Hills Planning Commission and the Nichols Hills City Council.  These public hearings will be held by the Nichols Hills Planning Commission on Tuesday, January 3, 2017 at 5:30 p.m., and by the Nichols Hills City Council on Tuesday, January 10, 2017 at 5:30 p.m. Both public hearings will be held at the Council Chambers at Nichols Hills Public Works, 1009 NW 75th, Nichols Hills, Oklahoma, 73116.
 
Any person having any objection to or supporting this Application may appear before the Planning Commission and the City Council on the above dates for the public hearings and show cause why the proposed Application should be approved or disapproved.  Written support for or protest against the proposed Application may be mailed to the City Clerk at 6407 Avondale Drive, Nichols Hills, Oklahoma, 73116, or hand delivered to the office of the City Clerk at 1117 N.W. 63rd Street, Nichols Hills, Oklahoma, 73116.  Written support or protests must be received by the City Clerk not less than three (3) days before the public hearing.
