NOTICE OF PUBLIC HEARINGS
City of Nichols Hills, Oklahoma
 
Notice is hereby given that an ordinance will be considered at public hearings to be held by both the Nichols Hills Planning Commission and the Nichols Hills City Council extending the corporate limits of the City of Nichols Hills, Oklahoma, by the annexation of additional territory that is adjacent or contiguous to the present corporate limits; describing the territory included in such extension and annexation; finding and determining that at least a majority of the owners of all the acres to be annexed has consented in writing to the annexation thereof to the City; repealing all conflicting ordinances or parts of ordinances; providing for severability and declaring an emergency, for the following described property:

These public hearings will be held by the Nichols Hills Planning Commission on Tuesday, May 2, 2017 at 5:30 p.m., and by the Nichols Hills City Council on Tuesday, May 9, 2017 at 5:30 p.m. These public hearings will be held at Nichols Hills Public Works, 1009 NW 75th, Nichols Hills, Oklahoma, 73116.
 
Any person may address the Nichols Hills Planning Commission and Nichols Hills City Council at these public hearings regarding the amendment(s). Written support for or protest against the proposed amendments may be mailed to the City Clerk at 6407 Avondale Drive, Nichols Hills, Oklahoma, 73116, or hand delivered to the office of the City Clerk at 1117 N.W. 63rd Street, Nichols Hills, Oklahoma, 73116.  Written support or protests must be received by the City Clerk not less than three (3) days before the public hearing.
 
The attached site plans, marked respectively as Exhibit B, Exhibit C, and Exhibit D, show the areas affected by the proposed ordinance:

East Property to be Annexed
 
A tract of land being a part of Blocks 13, 14, and 15, COLONIAL HEIGHTS ADDITION, recorded in Book 7 of Plats, Page 9, lying in the Northwest Quarter (NW/4) of Section 4, Township 12 North, Range 3 West of the Indian Meridian, Nichols Hills, Oklahoma County, Oklahoma being more particularly described as follows:
 
BEGINNING at the NE Corner of Lot 1, Block 15;
 
THENCE North 8935'39" East, along the north line of said Block 15, a distance of 50.12;
 
THENCE Southerly, along a non-tangent curve to the left, having a radius of 3,884.72 feet (said curve subtended by a chord which bears South 014606" West a distance of 333.22 feet) for an arc distance of 333.32 feet to a point on the centerline of NW 76th Street (Crosser Avenue), vacated per JOURNAL ENTRY recorded in Book 4332, Page 77;
 
THENCE South 8935'36" West, along said centerline, a distance of 150.00 feet to a point on an extended centerline of a 20 foot alley as shown on said COLONIAL HEIGHTS ADDITION;
 
THENCE Southerly along said centerline the following two (2) courses:

THENCE South 0009'06" East, along the east line of said NW/4, a distance of 1,162.81 feet to the constructed centerline of North Country Club Drive;
 
THENCE Northwesterly, along said constructed centerline the following four (4) courses:
 
  1. North 574910 West a distance of 64.08 feet;
  2. North 661821 West a distance of 143.33 feet;

BEGINNING at southwest corner of Lot 1, Block 65 of NICHOLS HILLS, Oklahoma County, Oklahoma, according to the recorded plat thereof;
 
THENCE North 0002'37" East, along the west line of a tract of land described in GENERAL WARRANTY DEED, recorded in Book 11096, Page 1723, a distance of 265.24 feet to a point on the constructed centerline of Westchester Drive;
 
THENCE South 8925'27" East, along said constructed centerline, a distance of 378.84 feet, to a point on the constructed centerline of Nichols Road;
 
THENCE South 0012'49" West, along said constructed centerline, a distance of 260.90 feet to a point on the south line of said NW/4;
 
THENCE South 8955'07" West, along said south line, also being the north line of Lot 1, Block 65 of NICHOLS HILLS, a distance of 380.00 feet to the POINT OF BEGINNING.
