NOTICE OF PUBLIC HEARINGS
City of Nichols Hills, Oklahoma
CASE NO. PC 2017-05
 
Notice is hereby given that Washington Prime Group has filed an application (“the Application”) with the City of Nichols Hills, Oklahoma for approval of a deed combining real property into a combined lot, which property is located between Western Ave. and Grand Blvd. on the north side of N.W. 63rd Street. The applicant is requesting approval of a deed containing the following legal description:
 
            Description of King’s Court – Tract 3 / Nichols Hills Plaza Building B Lease Tract
 
A tract of land being a part of the Southeast Quarter (SE/4) of Section Five (5), Township Twelve (12) North, Range Three (3) West of the Indian Meridian, Nichols Hills,
Oklahoma County, Oklahoma, being all of Lots Twenty-one (21) through Twenty-six (26), a part of Lots Twenty-seven (27), Twenty-eight (28) and Twenty-nine (29), a part of the vacated East-West Alley (E/W Alley) and a part of vacated Kings Court- all within Block One (1) as shown on the AMENDED PLAT OF BLOCKS A-B-C-D-E-1-2-3 & 26 NICHOLS HILLS (Book
23 of Plats, Page 49); said tract being more particularly described as follows:
 
BEGINNING  at the Southwest  of said Block 1;
 
THENCE South 89°41'23" West, along the Extended South line of said Block 1, a distance of 12.80 feet;
 
THENCE North 00°19'27" West, a distance of 111.52 feet;
 
THENCE on a curve to the right having a radius of 2.60 feet, a chord bearing of North 24°30'20" East, a chord length of 2.19 feet and an arc length of 2.26 feet;
 
THENCE North 44°01'22" East, a distance of 10.66 feet;
 
THENCE on a curve to the right having a radius of 2.92 feet, a chord bearing of North 67°11'23" East, a chord length of 2.30 feet and an arc length of 2.36 feet;
 
THENCE North 89°41'23" East, a distance of 147.55 feet;
 
THENCE on a curve to the right having a radius of 10.00 feet, a chord bearing of South 68°47'21" East, a chord length of 7.34 feet and an arc length of 7.51 feet;
 
THENCE South 47°16'06" East, a distance of 99.49 feet;
 
THENCE South 00°18'37" East, a distance of 51.41 feet to a point on the South line of said Block 1;
 
THENCE South 89°41'23" West, along and with the South line of said Block 1,a distance of
224.76 feet to the POINT OF BEGINNING.
 
Containing 26,272 square feet or 0.6031 acres, more or less.
 
Basis of Bearing: The South line of the Southeast Quarter (SE/4) of Section Five (5), Township Twelve (12) North, Range Three (3) West, Indian Meridian, having an assumed bearing of South 89°41'23" West
 
The Application and supporting documentation may be inspected in the office of the City Clerk during regular business hours.
 
This Application will be considered at public hearings to be held by both the Nichols Hills Planning Commission and the Nichols Hills City Council.  The public hearing will be held at a Special Joint Meeting of the Nichols Hills Planning Commission and Nichols Hills City Council on Monday, October 2, 2017 at 2:00 p.m. The public hearing will be held at the Council Chambers at City Hall, 6407 Avondale Drive, Nichols Hills, Oklahoma, 73116.
 
 
Any person having any objection to or supporting this Application may appear before the Planning Commission and the City Council on the above dates for the public hearings and show cause why the proposed Application should be approved or disapproved.  Written support for or protest against the proposed Application may be mailed or hand delivered to the office of City Clerk at 6407 Avondale Drive, Nichols Hills, Oklahoma, 73116.  Written support or protests must be received by the City Clerk not less than three (3) days before the public hearing.
